This project comprises a seven building residential development on a steeply sloped site in Coquitlam, British Columbia. The development includes a mix of mid-rise apartment buildings, stacked townhomes, and the relocation of three heritage homes, all designed and constructed as a single, coordinated project.
Buildings 1 through 4 consist of a six-storey apartment, a five-storey apartment, and two stacked townhouse buildings ranging from three to four storeys in height. These structures utilize a combination of concrete and wood-frame construction and are supported by a shared two-and-a-half-level concrete underground parking structure.
Buildings 5, 6, and 7 involve the careful relocation of three existing heritage homes, preserving their character while integrating them into the overall site layout.
The project includes approximately 170,000 square feet of suspended wood frame construction and 139,000 square feet of suspended concrete structure. The site slopes approximately 25 feet from the northeastern high point to the southwestern low point, requiring thoughtful coordination of grading, foundations, and structural systems. Favorable soil conditions allow for conventional spread footings, with no piles, raft slabs, or tanked foundations required.
